The Purpose of the refundable security deposit is that the home will be returned in the same condition that it was when it was rented, normal wear and tear excepted. Any alterations should be discussed with the property manager. The Inspection Report form what was signed at move-in, will be used to make this determination. Any repairs or upkeep needed to bring the property back to this standard will be charged to the deposit.
To expedite the return of your deposit, we will need your forwarding address and phone number. We will issue one check for any security deposit refund. This check must be made our in all tenants’ names. It is the tenant’s responsibility to work out the details of the distribution.
Keys should be returned to the office by 5:00 pm of the move-out date. All keys and garage door openers inventoried at move in should be returned to the office. Rent charges will continue until the keys are received and all personal property is removed from the home.
The Property Manager will inspect the property shortly after all keys are returned to the office.

Security Deposits
A thirty-day written notice is required by your lease if you intend to vacate your property at the end of your lease. You can also submit this form as well for a notice to vacate. Your security deposit will be returned to you provided you have complied with all provisions of the lease, including length of lease (when does your lease expire) and/or notice to vacate (30 day written notice). Your security deposit will be refunded to you within twenty-one days of your move-out and return of keys to us, provided:
- No damage other than ordinary wear and tear
- Property is left in the same condition as when you moved in (drapes, carpets cleaned, etc.)
- All rent due and other charges have been paid
- All utilities paid by you are current
Your security deposit cannot be applied to the last months rent, please refer to your lease agreement.
